Contract
The rental contract between the booking guest and Arosa Exklusiv (H2 Entertainments AG called landlord) is concluded when the guest has received a detailed reservation confirmation / invoice from the landlord after his reservation (online, telephone, email, etc.) and he has subsequently paid the applicable deposit of 30% of the total amount within 10 days.With the conclusion of the contract the booked vacation objects are confirmed and the guest accepts the general business conditions shown here.
Payment
The price for the entire booked arrangement is due before arrival and is to be paid as follows: 30% in the following 10 days from date of reservation confirmation. The balance of 70% is due no later than 60 days before arrival. For short term bookings the total amount must be paid immediately.

Attention: the charges for a foreign bank transfer are at the expense of the client. Should the transfer not take place within this period, the lessor is authorized to withdraw from the contract.Option on the booked arrangement
The accommodation provider grants the guest an option on the booked rooms for 10 days from the date of the reservation confirmation / offer. I.e. he blocks the accommodation during this period and does not offer it to other guests If no rental agreement is concluded during this period, the accommodation provider can dispose of the apartment again and release it for further rental.Cancellation on the rental contract
If the guest cancels a booking for any reason, the following cancellation conditions apply 12 or more weeks before the beginning of the rental period: free of charge 8-12 weeks before the beginning of the rental period: 30% of the rental price 8-6 weeks before the beginning of the rental period: 50% of the rental price 6 or less weeks before the beginning of the rental period: 100% of the rental price After the conclusion of the contract, the service provider reserves the right, in case of erroneously communicated contractual conditions (especially concerning the prices or the availability of the service), to cancel the contract without compensation within 3 days after its conclusion. He shall endeavor to conclude a new contract for an equivalent service. If this is not possible or if the guest rejects the new contract within 5 days after receipt of the notification, the amount already paid will be refunded to the exclusion of further claims.Cleaning and responsibility
The tenant is contractually obliged to keep the rental object clean during the rental period. The tenant is liable for any damage to the rental object or the inventory. Any damage occurring during the rental period must be reported to the lessor immediately. The costs incurred in the event of damage shall be borne by the tenant. The costs will be charged against the deposit.Takeover
Complaints concerning the rented property must be made by the Lessee at the time of takeover, otherwise it will be assumed that the rented property, including the inventory, was in the agreed, contractually agreed, good condition.Number of persons
The number of persons stated on the rental agreement is binding. The tenant undertakes not to sublet the rented property in whole or in partAdditional costs
The following additional costs are included in the calculated final price (total rent): Visitor's tax, laundry, final cleaning, electricity and water costs, use of internet. For stays of several weeks a short intermediate cleaning is included in the rent. The additional linen will be charged according to expenditure (CHF 20/package).Pets
Pets are not allowed.Smoking
Smoking is strictly prohibited in all objects.Internet
Using the Internet under a false identity, visiting illegal sites or downloading illegal content is prohibited by Swiss law.Valuables
Please make sure that your valuables are insured. The landlord is not liable for any loss or damage to the tenant's personal property. The tenant is obliged to lock the house when leaving.Applicable law and place of jurisdiction
Swiss law is exclusively applicable, the exclusive place of jurisdiction for disputes arising from or in connection with the rental agreement is Chur. If this contract does not contain any special provisions, Articles 253 to 274 of the Swiss Code of Obligations shall apply. The place of jurisdiction for all disputes arising from this contract is the location of the rental property.
